Water heater repair in Jacksonville, electric and gas

A cold shower usually means one failed part on a tank that still has years left in it: an element, a thermostat, a thermocouple or a gas valve. A leaking tank is a different story, and we will tell you which one you have.

Quick answer

Water heater repair in Jacksonville usually means a burned-out heating element or thermostat on electric tanks, or a failed thermocouple, pilot assembly or gas valve on gas tanks, plus anode rod replacement to slow corrosion. A tank that leaks from the body cannot be repaired and has to be replaced.

Repairable faults and the one that is not

Electric water heaters have two elements and two thermostats. When the upper element or thermostat fails you get no hot water at all; when the lower one fails, you get a short burst of hot water and then lukewarm. Both are part swaps that take an hour or so.

Gas water heaters light a burner from a pilot or an electronic igniter, and a thermocouple or flame sensor proves the flame before the valve stays open. A pilot that will not stay lit is usually the thermocouple. A tank leaking from the bottom or the body has rusted through, and no part fixes that.

01

Electric Water Heater Elements and Thermostats

With the power off at the breaker, we test both elements for continuity and to ground, and test each thermostat and the high-limit reset. A tripped high-limit button often means a thermostat stuck closed overheated the tank, so we replace the thermostat rather than just resetting it. Elements are replaced after draining the tank below the element. In hard water we usually find scale packed around the lower element, and we flush the tank while it is open so the new element does not bake in sediment.

Gas Water Heater Pilot and Valve

A pilot that lights but goes out when you release the knob almost always has a failed thermocouple or thermopile. A burner that will not light with a good pilot points at the gas control valve. Power-vent models add a blower and a pressure switch that must prove the venting before the burner fires. We test each part, replace the failed one, and leak-test every gas joint we touched. We also look at the flue and venting, because poor venting on a gas water heater is a safety issue.

03

Anode Rod Replacement

The anode rod is a sacrificial metal rod inside the tank that corrodes so the steel tank does not. Once it is used up, the tank starts to rust from the inside. Replacing it on a tank that is still sound adds years of life for a small cost. We check the anode on tanks that are a few years old, replace it when it is worn down to the core wire, and suggest an aluminum-zinc anode when there is a rotten egg smell in the hot water.

Water heaters in Jacksonville garages and closets

Water heaters in Jacksonville usually sit in a garage, a laundry closet or an attic platform, and many households here run electric tanks because of the mild winters. The garage and attic spots mean a slow leak can go unnoticed until the drain pan overflows. When we repair a tank, we check the pan, the drain line and the relief valve discharge pipe, because those protect your floors if the tank ever fails.

How we repair a water heater

  1. 1

    Safety first

Power or gas off, check the relief valve and pan.

  2. 2

    Test

Elements and thermostats, or pilot, thermocouple and valve.

  3. 3

    Repair and flush

Part replaced, sediment flushed when the tank is open.

  4. 4

    Hot water test

Recovery checked at a faucet before we leave.

Cost

What water heater repair costs

Water heater repairs are mostly a single part. The national cost data below covers standard tank repairs; element or thermostat replacement and gas valve replacement each have their own narrower range within it.

  • Electric or gas. Gas valves cost more than elements and thermostats.
  • Tank age and condition. On an old tank, replacement may make more sense.
  • Access. Attic installs take longer.
  • Sediment. A tank packed with scale needs flushing first.
